Does it cost anything to become a member, and am I obligated to purchase property?
The answer to both is no. This is a private investor group, and you able to participate through invitation from the Pathfinders group. You will be provided access codes and passwords to join the conference calls and purchase properties. We only ask that you meet the minimum requirements when you decide to purchase. Performance is important for the group as a whole. Please read the

Why would a developer give such a discount plus pay an allowance back to the buyer at closing?
The most unique concept devised by the Investor Ring is the structure of the deal put together for the buyer. Incentives and construction allowances are common methods to intice buyers into subdivisions. The incentive here is to provide the buyer's carrying costs for up to 2 years, while the development is being completed. Normally developers finance the project's completion with high interest money, or take on equity partners, thereby giving up a large percentage of the project. When the Investor Ring members buy out an entire phase of the subdivision on one phone call, the developer is provided with zero interest money in about 30 days when the lots close, and can proceed with completion of infrastructure and amenities without having to give up any portion to a partner. It is a win/win situation for the buyer and the developer.
How do I know the project will be completed after I buy my lot?
The Investor Ring does extensive research and analysis before negotiating offers for its members. Only seasoned, established developers with proven track records are involved. Performance bonds are in place to insure completion of the infrastructure.
What happens to my deposit if my loan does not go through after I sign a purchase agreement?
To date, no member has ever had to forfeit a deposit. If you act in good faith your deposit is returned in full. There are always waiting lists for the lots if a deal falls through.
If there are thousands of investors, how can I possibly get a lot reserved?
Offers are presented to limited numbers of investors at each conference call. There are usually enough lots available for anyone who chooses to purchase. The Pathfinder group provides instructions prior to the call to help you expedite your purchase.
